Nick Kirkham and Alix Paver are converting an old glove factory in Holt, close to Bradford on Avon, into a new cultural hub and creative workspace for small creative businesses. It is located in the middle of Wiltshire and Bath.

The total space provided by the Glove Factory Studios will be around 8,000 sq ft. It will comprise of a meeting room which will be set in an open courtyard on an open countryside. It has an event space, contemporary office space, a café, and a studio.

Nick Kirkham has worked on such co-working space projects including Great Western Studios and Westbourne Studios, which together house more than 400 workers as a part of a firm that he founded with his brother.

On the other hand, Alix Paver is a part of Creative Director of The Partners and graduated from Bath Spa University.

They both shifted to the Bath area and wanted to create a signature building with good transport links to Bath. They chose this factory building to convert it into a shared office complex with history, flavour and charm, and have been quite successful in creating a building suitable for artists.

Kirkham said that they had conducted a research that showed that there was a lack of office space for small businesses in the area. Therefore, they chose to create office space for small artistic businesses. It will be an office that will promote innovation in arts.

4. Curtains blocking light. Using dark, heavy and big curtains to block off light is a good method. However, if you use these kinds of curtain in a small room, you should think twice. At night, when there is no more light to block, these dark curtains tend to make the room look much smaller. That is why it is much better to use other means to filter light inside the room. Examples of this means include using colors that could filter light at day time and do not make the room look small at night.

The BPF (British Property Federation) has issued a warning that some leases may abuse insolvency practices in relation to the real estate market, with some company’s attempts to renegotiate leases now that the economy is taking an upturn.

The BPF represents many blue chip landlord companies such as British Land and Land Securities and has issued its disapproval of the current trends after new reports claimed that REGUS was able to put leases on less popular locals into administration if the contracts were not better constructed.

Chief executive of BPF, Liz Peace, stated that landlords are finding it difficult and are now hard placed when it comes to helping out occupiers, which will be an expense to shareholders facing how much it costs to hold empty deskspace.

Peace also added that the galling problem of the Regus situation is that even though the business was forced to cut margins, they currently have a profitable business and a very strong cash position.

Regus provides virtual offices, serviced office space, and meeting rooms to over 100 FTSE landlords in many of the key business districts of the UK.

A Regus spokeswoman refused to comment on the negotiations with landlords or to name how many possible units may be dropped. The spokeswoman did mention that at the moment the company is committed to further growth.

At October 31, 2009 the company reported that they held a net cash position that measured £229.1m compared to just £159.9m in 2008 showing that the company has been able to continue to generate cash.

The city of London is about to get a new look as it is turning its attention to renovating old office spaces. This is due to the huge demand for commercial spaces and the city’s inability to offer these office spaces to businesses in the next 2 to 3 years.

The latest recession had a huge impact on new office space constructions and slowed the progress of the industry. Most constructions were put on hold while others were working with limited resources.

Market research by GVA Grimley - a high end property consultant in the UK recently produced a report that stated that companies in London would pay more attention to refurbishment of old properties as it has several benefits.
