The city of London is about to get a new look as it is turning its attention to renovating old office spaces. This is due to the huge demand for commercial spaces and the city’s inability to offer these office spaces to businesses in the next 2 to 3 years.

The latest recession had a huge impact on new office space constructions and slowed the progress of the industry. Most constructions were put on hold while others were working with limited resources.

Market research by GVA Grimley - a high end property consultant in the UK recently produced a report that stated that companies in London would pay more attention to refurbishment of old properties as it has several benefits. Not only will the spaces be available faster, waste disposal as well as cost of materials will be lowered. It will also revive the business space in the city in areas with low business turnover. It could also lead to tax benefits.

The need to renovate old buildings came out of the need to supply high end desk space in a short time. The person heading GVA Grimley’s Leeds offices; Mr. Don Hodge stated that the demand for commercial spaces and Grade A office spaces in West Yorkshire is also increasing rapidly. He stated that a lot of construction in Leeds was due to be completed in 2010; however only 30% of the construction is likely to be complete by that time. Thus 70% of the 1,250,000 sq. ft space will not be completed by the proposed date.

A recent CBRE report shows that the number of leaseback deals undertaken in the EU as dramatically increased over the past year. These deals are expected to push up the commercial activity it the sector and have a significant impact on rents demanded for prime office space.
